9th & Colorado Redevelopment

The site is a 26-acre urban infill that is being developed by Continuum Partners and CIM Group. The property at 9th and Colorado Boulevard has been vacant since the medical center moved to the Anschutz Medical Campus in Aurora in 2008.

The initial scope includes the environmental abatement and complete demolition of 15 existing buildings totaling 1,985,800 sq. ft. and interior demolition of three buildings, which are anticipated to be re-purposed as a part of the redevelopment. Additional development will provide new utilities, roads, a two block underground parking structure and infrastructure to enable future development.

The development team has proposed a $419 million redevelopment that will include 900 to 1,100 units of apartments and for-sale housing, 250,000 sq. ft. of retail and 125,000 sq. ft. of office space. The plan calls for the creation of a highly walkable and bike friendly project, integrating open green space and pedestrian amenities. The redevelopment will include a horizontal and vertical mix of uses, including residential, office, retail, restaurant, hotel and public space. The retail component will focus on creating a mix of retailers and restaurants, which will include national, regional and local businesses.

The approximately $419 million redevelopment project will receive $47.9 million in tax-increment financing approved by the City of Denver and managed through the Denver Urban Renewal Authority.

Alexan Uptown – Denver

Located in Denver’s bustling Uptown neighborhood, Alexan Uptown is a 372 unit, 12-story high-rise with 5 stories of concrete and 8 stories of the prescient system. The developer is Trammell Crow Residential and KEPHART is the architect

Sunny Vista Assisted Living Center

Sunny Vista is a new 89,000 sf skilled nursing facility located across the street from the main Sunny Vista Living Center campus. The new facility offers private rooms for short-term rehab or long-term custodial care.

The main level features a dramatic two-story living room trimmed with ornate hand railings and a large fireplace. Other amenities include living rooms, communal dining, a therapy room and gym, chapel, salon, conference room, three elevated outdoor patios, a multi-purpose room, two 270-gallon aquariums and aviary.  All units and public toilets are furnished with a full-featured nurse call system.  Medical charting will be accomplished electronically using tablet kiosks located throughout the corridors of each wing.

The garden-level basement houses a commercial kitchen, dietary/nurse/social worker offices, employee lounge/locker room, mechanical/electrical rooms, and oxygen storage space. The laundry room features an Aquawing Ozone laundry system, which uses a state-of-the-art ozone cleaning process that reduces water and energy consumption.

 

Because the facility was subject to licensing with Colorado Department of Public Health and Environment for Life Safety, UBS also worked closely with the assigned State inspector through courtesy inspections to ensure periodic feedback and acceptability for those specific life safety requirements.

Villagio of Broomfield

Villagio of Broomfield is a 47,392 sf – 51-unit, single story wood-framed facility consisting of three pods designed to serve residents with early stages of dementia.
The new facility is structural slab-on-void with stucco and faux stone exterior and a combination shingle, EPDM and metal roof. Individual units contain PTAC’s, while common spaces are served by a central mechanical system.
Villagio also has a full commercial kitchen.

7th & Sherman Residences

This project delivers 115 apartment residences, with 29 studios, 60 one bedroom apartments and 17 two bedroom apartments.

The architect of record is Craine Architecture and the general contractor  is Saunders Construction.

“We kept the building forms simple and utilized some of the traditional masonry building materials while allowing the building to be of its time.  We have designed individual walkup entries on the Sherman side of the building to activate the streetscape and pattern that off of the existing residential pattern of the neighborhood,” said Dan Craine principal architect and founder of Craine Architecture.
